Remove and dispose of obstructions from exterior perimeter of proposed foundation wall replacement (shrubbery, concrete pads, interlocking stone, AC etc.)
Once interior of basement is empty, install telescopic shoring along complete perimeter of damaged foundation walls and lift structure off of damaged foundation walls in sections.
Once interior shoring is snug, saw cut bottom edge of exterior brick line and install iron support lintels beneath existing brick line in sections. Once iron lintels are pocketed and secure beneath brick line, dig down to footings around perimeter of damaged foundation walls. Once excavated, saw cut damaged portions of foundation walls and footings and remove.
Install 15M rebar into existing footings at 32″ OAC and begin construction of fresh 10″ blockwork. During construction, install vertical 15M rebar at 32″ OC and fill rebar block cavities in segments. Connect fresh block wall construction into existing walls and continue vertical block rebuild to underside of lintel-supported brick line. Reconnect fresh blockwork to underside of brick line and let cure. Remove iron support lintels and parge fresh blockwork and repeat rebuild process in sections along the complete proposed exterior foundation wall replacement perimeter.
On interior of basement, install telescopic shoring throughout existing basement joist work and snug. Once prepared, remove existing timber beam and replace with new steel W8x21 IBEAMS (x3) and 7.25″ LVL. Once prepared, pocked fresh IBEAMS into existing masonry pockets at each end and install 4″ vertical HSS post with a 36″ x 36″ x 12″ concrete footing at beam breaks (x4). Once concrete footings are cured, remove telescopic shoring and reconnect existing joist work to new IBEAMS/LVL and remove all interior telescopic shoring and rest structure back onto fresh foundation walls. Begin excavation of debris through side access window directly to disposal bin.
On interior of basement, begin initial underpinning sections around perimeter of interior foundation walls in increments (including rear crawlspace and flush underpin installations in area of basement staircase). Excavate proposed underpins by hand and clean underside of footing with wire brush. Install required horizontal/vertical rebar and apply masonry adhesive to underside of footings. Once underpins are prepared, build and install timber forms. Forms shall accommodate positive concrete adhesion to underside of existing footings (overflow method) and allow for a void-less encapsulation of existing structure to fresh underpins achieving a complete watertight seal (non-grout installation method). Fill forms with 25 MPa concrete and install needle vibrator. Once primary underpins are completed repeat process around entire interior perimeter, staggered into pre-determined sectionals. Once full interior perimeter detail is complete, inspected and certified, prepare for complete excavation of basement floor by hand. Saw cut interior foundation wall and increase opening width of existing rear crawlspace entrance way. Once complete, frame up and fasten existing furnace to joist work.
Once full excavation of underpinned sectionals has concluded, remove timber forms and install a complete 4” interior weeping tile system with filter cloth. Chip all loose debris from foundation walls and repair all masonry voids in existing foundation walls with S-type masonry. Once cured, fasten drainage board around complete interior perimeter from grade to base of fresh underpins.
Install sump box next to proposed services area. Connect fresh 4“ weeping tile system into proposed sump box and install a 1/3hp cast iron oil cooled sump pump with check valve into sump basin. Install 8” of 3/4” clear gravel throughout entire basement floor. Once level and complete, proposed plumbing rough-in modifications are to take place.
Once full structural and plumbing inspections are completed, install a 4” concrete floor by hand and float level. Lock window access window with timber.
Finished ceiling height of basement throughout shall be 8ft, 0″ from existing joist to new concrete floor.
