Every house goes through a lot year after year, surviving rain, floods, freeze and thaw cycles, and the build-up of hydrostatic pressure. Our basement’s foundation walls and weeping tile system absorb all this load. After years of this process, our basement walls will likely crack. The biggest reason for basement walls to crack is the hydrostatic pressure caused by water in the soil around the basement walls and a lack of proper waterproofing coatings such as rubberized membranes. Poor grading and wet soil also cause your concrete basement walls to crack – you most certainly want to pay attention to these issues.

The cracked foundation problem relates to having cracks and holes in your concrete basement walls. Our Basement Crack Repair Waterproofing Process

First, we begin with hand excavation to locate the below-grade utilities like gas lines, water pipes, and telephone lines. Then, we remove obstacles like AC units, interlocking stones, or concrete walkways to access the repair area.

We thoroughly examine the existing weeping tile system and replace it if any damage is found. The exposed foundation walls are cleaned with a wire brush, and all the cracks, voids, and tie-rod holes are ground out and repaired with hydraulic cement.

Once the hydraulic cement is cured, we apply a layer of primer from the footing to the top of the foundation walls. This later allows the rubberized membrane enough adhesion to set appropriately with the foundation walls.

After the primer is dry, we apply the first layer of the rubberized membrane, followed by a fiberglass mesh layer. The fiberglass mesh provides flexibility and movement to the rubberized membrane, allowing it to move along with the structure instead of against it.

After it is all set, we apply another layer of rubberized membrane on top of the fiberglass mesh. We then install a final layer of plastic. Lastly, we installed a layer of drainage board. This helps to reduce the hydrostatic pressure and diverts large volumes of water directly vertically down to the weeping tile system.

We now proceed to the backfill process. We power-tamp the native soil every 6 “-12” inches to ensure that the drainage is consistent, all the layers of the rubberized membrane are locked in place, and the original grade can be restored after the repairs.

We attach a termination strip at the top of the drainage board to ensure it is not separated. Separating can cause trouble and potentially let rainwater get behind the patch, leading to a very unpleasant sight in the above-grade areas.

After the repairs are backfilled, we complete the process by adequately sweeping the repair area. The rolled tarps are reused to restore the original look of the repaired area.
