The Problem with Cracked Foundations

Every house goes through a lot year after year, surviving rain, floods, freeze and thaw cycles, and the build-up of hydrostatic pressure. Our basement’s foundation walls and weeping tile system absorb all this load. After years of this process, our basement walls will likely crack. The biggest reason for basement walls to crack is the hydrostatic pressure caused by water in the soil around the basement walls and a lack of proper waterproofing coatings such as rubberized membranes. Poor grading and wet soil also cause your concrete basement walls to crack – you most certainly want to pay attention to these issues.

The cracked foundation problem relates to having cracks and holes in your concrete basement walls. You may think of neglecting it, assuming these are merely a few cracks on your basement walls, but they can create significant damage if a proper basement crack repair is not undertaken in time. The combined effects of weather and aging will gradually weaken the structure. The accumulation of moisture and subsequent porosity in the foundation will impact the long-term durability of the structure, especially concerning cracks situated in load-bearing sections of the foundation. Moreover, water infiltration and moisture problems can lead to unpleasant odours, mould, and excess moisture in the building. If the cracks are neglected over time, water infiltration will further increase porosity of the concrete structure, compromising its integrity. We highly recommend consulting a basement crack repair expert like GJ MacRae to address these issues immediately.

Our Basement Crack Repair Waterproofing Process

01

First, we begin with hand excavation to locate the below-grade utilities like gas lines, water pipes, and telephone lines. Then, we remove obstacles like AC units, interlocking stones, or concrete walkways to access the repair area.

02

We thoroughly examine the existing weeping tile system and replace it if any damage is found. The exposed foundation walls are cleaned with a wire brush, and all the cracks, voids, and tie-rod holes are ground out and repaired with hydraulic cement.

03

Once the hydraulic cement is cured, we apply a layer of primer from the footing to the top of the foundation walls. This later allows the rubberized membrane enough adhesion to set appropriately with the foundation walls.

04

After the primer is dry, we apply the first layer of the rubberized membrane, followed by a fiberglass mesh layer. The fiberglass mesh provides flexibility and movement to the rubberized membrane, allowing it to move along with the structure instead of against it.

05

After it is all set, we apply another layer of rubberized membrane on top of the fiberglass mesh. We then install a final layer of plastic. Lastly, we installed a layer of drainage board. This helps to reduce the hydrostatic pressure and diverts large volumes of water directly vertically down to the weeping tile system.

06

We now proceed to the backfill process. We power-tamp the native soil every 6 “-12” inches to ensure that the drainage is consistent, all the layers of the rubberized membrane are locked in place, and the original grade can be restored after the repairs.

07

We attach a termination strip at the top of the drainage board to ensure it is not separated. Separating can cause trouble and potentially let rainwater get behind the patch, leading to a very unpleasant sight in the above-grade areas.

08

After the repairs are backfilled, we complete the process by adequately sweeping the repair area. The rolled tarps are reused to restore the original look of the repaired area.

Signs That You Need Basement Foundation Crack Repair

A solid foundation is the backbone of any structure. It provides stability and support to the structure. So, even minor cracks can be a cause for your concern. Here are some key signs that indicate you need basement foundation crack repair:

The most obvious sign is the presence of visible foun cracks in your basement walls or floors. These cracks start small but get widen over time.

Water seeping through cracks in your basement walls or floors is a clear indication of a problem with your foundation.

Noticing sloping or dipping floors, could be a sign of underlying foundation issues that require professional attention.

You may notice that doors and windows in your home no longer close properly. It can be due to changes in the structure caused by foundation movement.

Foundation settlement or soil movement around the perimeter of your house is another sign that you need professional basement foundation repair

It is a clear sign of foundation movement if you observe gaps forming between your basement and foundation walls and the ceiling. These gaps may appear suddenly or gradually over time.

Foundation problems can cause basement walls to bow inward or outward. If you notice any signs of bowing or buckling, it’s a sign to fix the foundation basement issue promptly.

Cracks in exterior concrete indicate soil movement or drainage issues that also affect your basement foundation. So, inspect the exterior concrete around your home. Also, include sidewalks, driveways, and patios for signs of cracking.

What Could Go Wrong If You Ignore A Crack In Your Basement Wall?

Ignoring a basement foundation crack repair? It seems like a minor issue but can lead to substantial problems. Here’s what could go wrong if you neglect a foundation or basement wall cracks:

Even a small crack can let water into your basement. This leads to dampness and mould growth inside the foundation and basement floors. Moreover, it can damage your items stored in the basement.

Over time, basement or foundation wall cracks can widen. It compromises the structural integrity of your home. If left as it is, it can weaken the foundation and basement. Moreover, it can lead to sagging floors, tilting walls, and even the collapse of parts of your house.

Gaps and cracks in your basement wall create entry points for pests. Rodents, insects, and termites can enter your home from the cracked walls. Once they are inside, these pests can cause further damage to your home. It also can pose health risks to you and your family.

A damaged basement can significantly lower the resale value of your home. Potential buyers will be discouraged by the possibility of having to deal with structural repairs and water damage. This can lower the offers and make it difficult to sell your property.

Damp basements resulting from water seepage through cracks can create a breeding ground for mould and mildew. Exposure to mould spores can exacerbate respiratory problems and allergies.

Water infiltration through basement cracks can lead to increased humidity levels in your home. It makes it harder for your HVAC system to regulate temperature efficiently. This can result in higher energy bills as your heating and cooling systems will be used more to maintain comfortable indoor conditions.

In some cases, ignoring a crack in your basement wall can lead to legal issues. Suppose the damage affects neighbouring properties or violates building codes, you can be in legal trouble. You will be liable for damages or fines if the problem is not addressed promptly.

We had a leak from two sources in our furnace room, that occurred after a moderate to heavy rainfall. We hired GJ Macrae to excavate by the outside wall, repair the cracks and protect the wall with a membrane and mesh. Part of the trench had to be dug by hand, due to a gas line, and part could be done by machine. The GJ Macrae team were all very skilled and professional, and completed the job in three days. Now the trench has been refilled with the earth and gravel and it will take some time for the ground to settle. We have had a few heavy rains since the job was completed, and our basement is now completely dry! We highly recommend GJ Macrae!

Job was done in 2 days which I was amazed it could be done that quickly! That’s a lot of pails of concrete and rock that had to be shuttled in and out of the house! The guys were all very friendly and let me know everything that was being done and answered all my questions! The bowed wall looks solidly supported now with carbon fibre strapping and the water found beneath the floor is now being safely routed through newly installed Plastic Weeper to our sump. We now have peace of mind that we can finish the basement with no leaks or crumbling walls! Thankyou Gavin, Maggi, Ricardo and Jay!
