We have a very carefully composed solution for the foundation crack repair. Most rookies tend to only repair the cracks in the interior walls. This isn’t an ideal solution because the water can still enter through the exterior cracks, and over time the sealant and interior membranes wear down, and the cracks appear again. What we like to do is, treat the cracks from the source of origination itself, i.e. from the exterior walls. This method is more effective and ideal compared to basement foundation crack repair from the inside.

8-Step Basement Crack Repair Process:

Step 1
The first thing to do before we begin the hand excavation is to locate the below-grade utilities like gas lines, water pipes, and telephone lines. Also, we remove any obstacles like AC units, interlocking stones, or concrete walkways to access the repair area and get it ready for digging.

Step 2
We thoroughly examine the existing weeping tile system and replace it if any damage is found. The exposed foundation walls are cleaned with a wire brush, and all the cracks, voids, and tie-rod holes are ground out and repaired with hydraulic cement.

Step 3
Once the hydraulic cement is cured, we apply a layer of primer from the footing to the top of the foundation walls. This later allows the rubberized membrane enough adhesion to set appropriately with the foundation walls.

Step 4
After the primer is dry, we apply the first layer of the rubberized membrane, followed by a fibreglass mesh layer. The fibreglass mesh provides flexibility and movement to the rubberized membrane, allowing it to move along with the structure instead of against it.

Step 5
After it is all set, we apply another layer of Rubberized membrane on top of the fiberglass mesh. We then install a final thick layer of plastic. Lastly, we installed a layer of Platon drainage board. This helps to reduce the hydrostatic pressure and diverts large volumes of water directly vertically down to the weeping tile system.

Step 6
We now proceed to the backfill process. We power-tamp the native soil every 6 "-12" inches to ensure that the drainage is consistent, all the layers of the rubberized membrane are locked in place, and the original grade can be restored after the repairs.

Step 7
We attach a termination strip at the top of the Platon drainage board to ensure they are not separated. If separated, it can cause trouble, like rain water getting behind the patch or a very unpleasant sight in the above-grade areas.

Step 8
After everything is in place, we complete the entire process by properly washing and sweeping the repair area. The rolled tarps are reused to restore the original look of the repaired area. Our basement foundation crack repair process is now complete.
