Going thru some old files for my rental property, I discovered a contract which Gavin had signed in Jan 2007 to repair a foundation leak in my basement. This leak had been 'fixed' multiple times by others using epoxy. Gavin explained that the only sure way to fix the leak once and for all, was to dig down to the foundation from the outside to seal the cracks, plus provide a waterproof barrier against the wall. The work was done excellently and came with a 15 year warranty. It has been 19 years and no leaks have occurred. LC18 April 2025Let's just say that there aren't many companies of this calibre around these days. We've been dealing with GJ MacRae for the last seven years for everything sump pump related. Seven years ago the fine folks at GJ MacRae came in and replaced our existing sump with a modern unit complete with a marine battery backup and secondary pump. We have a ton of ground water around here and when it rains our sump fires non stop. Everything has been perfect and when it came time to service our system seven years in, GJ MacRae was all over it. Another job well done!! Last year, part of our foundation needed repair as our basement was leaking. Unfortunately, this week, the other side required repair due to leaking. Of course we went back to hire GJ MacRae. This team is fantastic. Even though we'd been thru this a year ago, it's mind boggling seeing this crew in action. Again I wondered how were they going to clean this up?? My yard looks like no one was here. The work they did is fantastic and the condition they left my backyard in, is nothing short of incredible. Anthony Brown18 April 2024We had a leak from two sources in our furnace room, that occurred after a moderate to heavy rainfall. We hired GJ Macrae to excavate by the outside wall, repair the cracks and protect the wall with a membrane and mesh. Part of the trench had to be dug by hand, due to a gas line, and part could be done by machine. The GJ Macrae team were all very skilled and professional, and completed the job in three days. Now the trench has been refilled with the earth and gravel and it will take some time for the ground to settle. We have had a few heavy rains since the job was completed, and our basement is now completely dry! We highly recommend GJ Macrae!Posted on Google

Bob15 November 2023Job was done in 2 days which I was amazed it could be done that quickly! That's a lot of pails of concrete and rock that had to be shuttled in and out of the house! The guys were all very friendly and let me know everything that was being done and answered all my questions! The bowed wall looks solidly supported now with carbon fibre strapping and the water found beneath the floor is now being safely routed through newly installed Plastic Weeper to our sump. Their detective work took into account the odd symptoms and they were able to resolve the issues permanently at a reasonable price. The cleanup afterwards was excellent - an important feature for us - as it demonstrates the overall workmanship. The workers that arrived about a week later were super kind and communicative and FAST! My estimate was for 2-3 days of work but upon discovering the damage was not as bad as initially thought, they were able to complete the repair in 4 hours and a new estimate was sent the next day for a significantly lower cost! They promptly dug out three basement window wells down to the foundation, installed new drains, and filled things up with fresh gravel. Then they carefully put everything in the garden back in place. And if you doubt that they stand behind their guarantee, fear not. Two weeks ago, another sudden downpour and a clogged drain led to another basement spill over. Again, all it took was a phone call and MacRae sprang back into action. Repairing and restoring, all done in a jiffy and at no charge. Nathanael White9 June 2023I feared any day that it would rain, thus causing inches deep of water in my basement. Constantly running a dehumidifier and never getting below 70%. I reached out to GJ MacRae to solve my issue. Crack repairs, full basement wrap in drainage board, new weeping tile system and sub-pump. Amazing how perfect it all works. Basement is bone dry and I don't even need a dehumidifier anymore. I no longer worry of the weather knowing my basement is dry and my personal belongings are safe from water damage. Lorraine Dennis21 February 2023We are ( at the time of this writing ) a licensed Professional Engineer (Mech) and a mostly retired General Contractor. We contracted GJ MacRae to lower the basement floor/underpin the rubble foundation in our 100+ year old home. As part of the scope of work they removed the main centre wall that holds up the entire house, replacing it with a structurally engineered I beam. They also installed an internal weeping system and sump pump. We've been planning this job for years. For us, we understand and enjoy doing the planning and research. I laugh to myself when people talk about their bathroom reno...wait, hold my beer. We had a Structural Engineer (P.Eng) create a design that would be used for building permits. With design in hand we shopped around for contractors. We also got referrals from the structural engineer about other contractors whose work he had seen out in the field. We talked to one of our neighbours who had also used GJ MacRae for their century home cellar. Quotes from other companies that do this work were comparable but GJ MacRae's reputation within the construction industry is stellar....and I'm not talking about google reviews, anyone can write one of those (including me). GJ MacRae have a straightforward, methodical and repeatable approach that they have been doing for many years. And there was the connection to Mike Holmes; GJ MacRae was in a number of his early shows, one of them I saw on the internet the homeowener was an old neighbour! Sadly Mike didn't pop around to say hi during our job but retired company founder John MacRae did, just because. These guys care. I really can't say enough good stuff about the three fellas who did the majority of the work. Harder working fellas you will never meet. Polite, focused on their tasks and very respectful. We lived ( and I worked ) in the house during the big dig and I had a front row seat to all the goings on from my office, all of the dumpsters filled with soil, seventeen of them, the concrete trucks, the gravel delivery all coming and going in our driveway. Gavin was a true pleasure to deal with, a breath of fresh air compared to some of the trades we've worked with over the years. With any large jobs like this there is usually a hiccup of some sort but how a contractor deals with issues that arise, seperates the mediocre from the outstanding. Our job was flawless with one small exception that was completely out GJ MacRae's control. Gavin talked to us about what had happenend and then he just took care of remedying it. themiehms16 December 2022Quick, Clean and great quality work We searched online for a foundation repair company as we had some cracking in our brick and block foundation wall. Dean came within a day or so to inspect. We removed the interior finishes and had an engineer inspect. We also had to have an HVAC contractor come to detach and reset our air conditioner. Their excavation work was flawless, they used tarps and plywood before they started excavating to protect our grass. They even removed trees and plants and replanted them. We contracted GJ MacRae Foundation Repair to lower the basement floor/underpin the rubble foundation in our 100+ year old home. As part of the scope of work they removed the main centre wall that holds up the entire house, replacing it with a structurally engineered I beam. They also installed an internal weeping system and sump pump. We've been planning this job for years. For us, we understand and enjoy doing the planning and research. I laugh to myself when people talk about their bathroom reno...wait, hold my beer. We had a Structural Engineer (P.Eng) create a design that would be used for building permits. With design in hand we shopped around for contractors. We also got referrals from the structural engineer about other contractors whose work he had seen out in the field. We talked to one of our neighbours who had also used GJ MacRae Foundation Repair for their century home cellar. Quotes from other companies that do this work were comparable but GJ MacRae Foundation Repair 's reputation within the construction industry is stellar....and I'm not talking about google reviews, anyone can write one of those (including me). GJ MacRae Foundation Repair have a straightforward, methodical and repeatable approach that they have been doing for many years. And there was the connection to Mike Holmes; GJ MacRae Foundation Repair was in a number of his early shows, one of them I saw on the internet the homeowener was an old neighbour! Sadly Mike didn't pop around to say hi during our job but the retired company's founder did, just because. These guys care. I really can't say enough good stuff about the three fellas who did the majority of the work. Harder working fellas you will never meet. Polite, focused on their tasks and very respectful. We lived ( and I worked ) in the house during the big dig and I had a front row seat to all the goings on from my office, all of the dumpsters filled with soil, seventeen of them, the concrete trucks, the gravel delivery all coming and going in our driveway. Gavin was a true pleasure to deal with, a breath of fresh air compared to some of the trades we've worked with over the years. With any large jobs like this there is usually a hiccup of some sort but how a contractor deals with issues that arise, seperates the mediocre from the outstanding. After heavy rains in October and November water started to leak into the basement. Mac Rae's staff identified the problem right away and once we approved the quote they came out the same week. The foundation (from 1924) had a couple of deep gouges in it (5 inches deep and about 4 feet X 5 feet (vertical/horizontal), likely from a neighbour's leaky downspout. The surface was loose along the whole side so they scraped down till they found solid and then built it back up with layers. Cosmetically it looks very good while it adds strength and leak-prevention to the wall. I have NO problem recommending this company. You can't take chances with a foundation.Posted on Google

Dean came out the next day to conduct an estimate. Normally I get a few quotes before deciding on who is best for the job, but Dean instilled an immediate sense of trust. The work was done in less time than estimated and the crew even fixed up some other parts of my concrete floor that needed adjusting - a couple of holes and a large hump in the ground that they jackhammered out and smoothed with new concrete. SLW10 April 2014Where to begin? I did not have a leak - but I had a nasty crack that ran 23 feet. No water -but I thought the repair would take care of the problem BEFORE the house leaked. This spring in February I had hundreds of gallons run into my basement. The MacRae's had graded downward to the house. As the snow melted, it ran down and into my house. When I called they said they couldn't help until spring. I had to hire another contractor to make a temporary fix (1 bag of pea gravel and bags of soil that I thawed in my house). Not an engineering feat, but it kept the water running away from my house. When I emailed to ask when they were going to come and fix the problem, they sent subcontractors who put SAND down with nothing on it. They subcontractors came into my yard without knocking on my door, entered through my 6' wrought iron gates into the yard and opened them INWARD. Problem is, they open OUT. What were they thinking? They bent all 4 hinges quite badly. Now they do not close. Should I tell you about their interactions with my neighbours? Or cutting stone in the house? Putting dyed mulch down which I have to get removed? Along with all the sand instead of topsoil, I also have to get removed. When I wrote to them about the damage done to the gates and asked if they intended to repair the damage their people had done, they simply stopped answering my email. Will follow up on the absolute worst experience ever. Hired these folks because they had a good reputation on the web. Were a semi in the Beach and the home is build on clay and sand, perfect storm for water in the basement. I was convinced that only a small portion of the west facing foundation needed 'fixing'. So that's all we did. At the time MacRae suggested that we should really completely waterproof entire foundation. A few years later they were back. Last spring they returned to finish the job. Not only did they have to fix the top of our foundation with new cement blocks, but they suggested that since the foundation is exposed and there was no weeping system now was the time to install it. This time I listened and am I glad I did. Not a drop of water has entered our basement since the new weeping system and sump pump was installed. I'm amazing at the amount of water the sump removes, especially after a day of rain. During the major storm in early July not a drop. The sump worked a lot harder than it ever had before, but thank God I listened. The team that did our job was great. All quality work. If it's the little details that matter, they nailed it. In order to install the sump pump, they had to break up the basement floor. When pouring cement to cover the break they took extra time and effort to ensure that the new concrete was smooth and blended into the exsisting floor. Yes, we paid more than we thought, but it is the great investment in your home once you consider what water and time can do to your basement. I would recommend that if your in need of waterproofing your home, seriously consider MacRae. MacRae for several reasons. 1) They were a family run company that was local and well established. 2) They had been featured on Mike Holmes TV show. 3) Their proposal for the repair was very reasonable. We patched it, but it cracked further over the following 2 years. In looking into the cause of it, we discovered the problem was bigger than we'd expected. After consulting with friends who had recently had some foundation repairs done, we called G J MacRae Foundation Repair. Our friends had "done the homework" for us, having received several quotes and references for contractors for their foundation work before settling on MacRae. They were extremely pleased with the work (timeline, price, and results) as well. After I called, Mr. Gavin MacRae visited in person to look at the garage, said we'd need to have an engineer review the problem and make a referral. So far so good -- more $ for us, but to ensure the job would be done safely, well, and as it needed to be. The engineer confirmed the cause of the crack was a tipping foundation (and discussed water drainage with us, to prevent such problems in the future). He gave us the referral letter for MacRae. Our repair work was begun within a week after the engineer's visit. The workers were here every day until the job was finished, with the exception of one day when the weather prevented their work, and on that day, someone called us to say they could not come and why. The job involved digging (manually -- no motorized tools or machinery were used, as it was so close to the house) 8' down, to get under the existing foundation. They started early and worked late, and had the job finished in a week's time. We had inquired as to whether the work would be finished before Halloween, as it involved removing much of our front walkway and digging up near the front door. They assured us they would try to be finished in time, and they were. Not only was the foundation repaired, but everything that needed to be "undone" to get to the foundation (plantings beside the house, the interlocking walkway) was replaced by MacRae's crew almost as if it had never been disturbed. There was nothing we needed to re-do after they were done. They cleaned up the clay and soil mess thoroughly also. We would have prefered to not need this work done, of course...but we were very happy with the punctuality, timelines, care, and quality of the work. Fixed foundation and waterproofing There was a crack the foundation wall in our basement and it had to be fixed it started flooding when we had a week of rain in the early summer months. They came the same day we called and fixed the crack in no time. There was also a problem with drainage so we had to had the hole backyard dug up and lining put in on the outside of the house . We called Kevin in the spring of 2009, after discovering that we had just bought a house with a very leaky finished basement. Having seen Holmes on Holmes and seeing the GJ MacRae truck in our neighbourhood, I went on the web site, and called them. I took some advice first and built up the outside as high as I could with peat; I adjusted the “slope” and stabilized the one down spout from the eaves trough which had been displaced unknowingly. This bought me some time. The following three seasons, brought record precipitation, in snow, and rain, and after about 18months, we found water again. This time I called MacRae a quote. I had many questions, always being concerned that I would be taken advantage of in an industry that I know very little about. Kevin was very straight forward, answered all of my many questions and came up with a worst case and best case scenario. I felt immediately comfortable with McRae’s standard pricing levels, and I understood what was entailed in the work that we were about to do.
