The GJ MacRae Solution: Basement Waterproofing Georgetown
The very first step is to establish the location of the cracks in the foundation walls. We set up tarps and dig all the way down to the footings to not miss any of the cracks.
Next, we clean the exposed walls with a wire brush. We then chisel out the cracks, put hydraulic cement in the cracks using a trowel, and let the cement set.
After the hydraulic cement is set, we apply a quick-drying primer to the foundation walls. The primer helps provide aggressive adhesion to the walls, which is needed in subsequent steps in the waterproofing process.
A special Hydroshield rubberized membrane is applied to the entire wall using a trowel. This rubberized membrane is impermeable to air, moisture, and liquid water. A layer of fiberglass mesh is also applied to provide flexibility to the membrane while keeping its integrity. Another layer of Hydroshield is then applied again, creating a double coat and extra protection. This will guarantee that no water can pass through.
We apply a layer of thick plastic in the membranes while the patch is still sticky. After that, we install a Platon drainage board on top of the quadruple-layered membrane. It acts as an additional layer preventing water from getting to the foundation wall while protecting the membrane behind it during the backfilling.
The existing weeping tile drainage is replaced. A new weeping tile system is installed and is surrounded by a filter sock that helps to clean fine particles from groundwater and eases the drainage process.
Now we start the backfilling process. We first like to fill the top and around the weeping tile system with clear gravel to ensure consistent and rapid drainage. After that, the native soil is installed back into the excavation. Power tamping the soil every 6" -12" inches ensures that the drainage is consistent and that the rubberized membrane and waterproofing system are locked into place, restoring the original grade within the repaired areas.
A termination strip is attached to the top of the Platon drainage board to ensure that the strip does not separate from the board. After completion, everything within the repaired area is washed and swept.
